Selling a house where you have spent some of the best years of your life is stressful. The process takes a toll on you both physically and emotionally. You have to evaluate your house, the area it is built in and the profit you want to make from this sale. Utmost attention and careful planning needs to go into this.

Invest time and money in giving the place a new look. You need not spend your life’s savings on it. However, do a few necessary repair works. Get rid of all the clutter. Throw away what you don’t need and donate the rest. You can also organize a garage sale and make some money from selling the junk!

Wash the house properly. It should not give the impression of an abandoned building. The idea is to attract people, not drive them away! Make the house look appealing from the outside. Get a white wash done; if possible, a re-paint. Anyone driving past the place should want to stop and take a look around.

Clean up the garden. A potential buyer will first view the outside. If that doesn’t make him interested, chances are he won’t step inside the house. Since the garden looks neat, get the customer to look at it from inside the house.

Get rid of the stinky garbage lying in front of the house. If the source of the bad smell is a sewer, get it cleaned and deodorized. An appraiser will be put off by the stink.

De-personalize the place. Remove all the items that speak of your tastes. A customer might not be interested in buying a house that reflects someone else’s personality. No matter how many people come to see the house everyday, treat them all equally by ensuring a good and relaxed look at the place.

Contact a real estate agent. He/she should be able to help place a profitable price on the house after appropriate evaluation.

Your house is ready to be put for sale. Now walk around the house. Look at it from a buyer’s point of view. Is everything to you satisfaction? If not, turn your wrongs into rights. If yes, make that call to your estate agent.
